Harvest Homeowners Planning a New Roof

Harvest is a census-designated place in Madison County, northwest of Huntsville, with 5,893 residents at the 2020 Census. It has no city hall, so unincorporated addresses get their roofing permit from the county. Not every address is unincorporated, though: some Harvest mailing addresses sit inside the city limits of Huntsville or Madison, AL, depending on your address, and that changes who issues the permit.

Storms have shaped plenty of roofs here, from a 2011 tornado near Water Oak Court to a 2019 tornado near Running Brook Court. Whatever your roof has been through, start with a no-cost inspection from an HBLB-licensed roofer and a written price.

The Housing Picture in Harvest

About four out of five Harvest homes are lived in by their owners: Census QuickFacts puts the owner-occupied share at 82.7%. The median owner-occupied value is $281,300. A new roof is a big cost, so insist on an itemized bid, not a lump sum.

Neighborhoods named in National Weather Service surveys around Harvest include Summerfield Subdivision and the Legacy neighborhood, plus streets such as Water Oak Court and Vine Cliff Drive. We don't publish an age for Harvest's housing; your roofer checks the decking, vents and flashing in person.

Services for Harvest Roofs

  • Shingle roof replacement. The 2011 Magnolia Springs/Harvest tornado left "roof and shingle damage throughout its path." Asphalt shingles remain the most budget-friendly re-roof on the price table. Shingle roof replacement
  • Metal roof replacement. Metal costs more up front. Ask for a metal line on the same estimate so the gap is plain to see. Metal roof replacement
  • Full roof replacement. When decking or several layers are involved, a full tear-off is the usual route. Your roofer checks which office issues your permit first. Full roof replacement
  • Storm and hail damage. Roofers can take photos and notes for your insurer, but Alabama bars them from negotiating your claim. Only a licensed public adjuster, your insurer or you can do that. Storm and hail damage
  • Roof repair. Small leaks and a few lost shingles may only need a repair. Start with the quiz further down. Roof repair

Storms That Touched Harvest

April 27, 2011 hit Harvest twice. The Magnolia Springs/Harvest EF1, with 110 mph winds over 3.2 miles, started west of Old Railroad Bed Road. Its worst damage was "along Water Oak Court," east of Vine Cliff Drive. The same day, the EF5 track passed through Harvest at EF3 to EF4 strength across Madison County, and one death was confirmed in the Anderson Hills area.

Across the whole NWS Huntsville warning area that day, 39 tornadoes touched down and 100 people died. Madison County alone had 6 tornado impacts.

On December 16, 2019, an EF1 with 105 mph winds struck about 4 miles south-southeast of Harvest. It crossed the Summerfield Subdivision, Running Brook Court and the Legacy neighborhood, and removed "nearly two thirds of a roof" on Running Brook Court.

Local storm season follows a pattern. NWS Huntsville sees most tornadoes from March to May, again in November, and most hail in May. After a storm, an inspection is a calm way to find out whether anything needs attention.

Permits in Harvest

Which office issues your roofing permit depends on your address:

  • Unincorporated Madison County. Madison County Building Inspection requires a permit for roofing and re-roofing "regardless of cost." Call (256) 746-2950, weekdays 7:00 a.m. to 3:30 p.m.
  • Inside Huntsville city limits. Huntsville requires a building permit for most work over $250, and re-roofing isn't on the exempt list. Your roofer pulls it through the Inspection Department (256-427-5331).
  • Inside Madison, AL city limits. The City of Madison lists new roofs among work that needs a permit. Its Permitting office is at 256-772-5644 (option 1).

No fee is listed here for any of the three. Your roofer should confirm the office and the cost before the job begins.

Why Harvest Homeowners Start Here

After a storm, it can be hard to tell which roofer is local and properly licensed. A referral to a local roofer holding an Alabama Home Builders Licensure Board license gives you someone you can verify. Look for the HBLB number on the bid and contract, which Alabama requires, and check it online. And a roofer who offers to waive or cover your deductible deserves suspicion. Such an offer may count as insurance fraud and usually comes with a push to sign quickly.

Try the Area Check and the Roof Quiz

The area check confirms coverage by town or ZIP. The repair-or-replace quiz weighs your roof's age, material and recent storms, then suggests a next step.

Common Questions From Harvest

Is Harvest part of Huntsville or Madison, AL?

Harvest is its own census-designated place in Madison County, but some addresses fall inside the city limits of Huntsville or Madison, AL, depending on your address. That decides whether your roofer pulls the permit from the county, the City of Huntsville or the City of Madison. Your roofer can check it before quoting.

Where did the 2011 Harvest tornado do the most damage?

The NWS survey of the Magnolia Springs/Harvest EF1 says the worst was along Water Oak Court, east of Vine Cliff Drive. The tornado began west of Old Railroad Bed Road, reached 110 mph and caused roof and shingle damage along its 3.2-mile path.

My roof was repaired after the 2019 storm near Running Brook Court. Should I replace it now?

Not automatically. A repair done well can last. Have a roofer check how the repaired area has held up and how the rest of the roof is aging, then compare a repair quote with a replacement quote in writing.

Will my insurer help pay for a stronger roof?

Possibly. When a covered loss means the roof must be replaced, Alabama requires insurers to offer an endorsement funding a FORTIFIED Bronze upgrade. Ask your agent whether your policy includes it, and what FORTIFIED discount your insurer gives.

Can I cancel a roofing contract if my claim is denied?

Yes. Under Alabama law, after your insurer denies the claim in writing you can cancel before midnight on the fifth business day. No payment is due until that window passes, other than for emergency services you signed off on.
